The land and improvements comprising Mount Thomas are described as accurately as possible herein, and in the accompanying photographs, floor plans, charts and videos, based upon materials which are believed to be accurate and reliable. However, photographs may be digitally enhanced.


Any proposed transaction is subject to errors, omissions, clarifications or other changes based upon inspection, due diligence and other review. Any information regarding land classifications, acreages, elevations, carrying capacities, potential development, exact sizes of buildings, distances or other criteria are intended only as general guidelines and have been derived by sources deemed reliable, but are not guaranteed. For example, “usable acreage” is a term of art that takes into account the slope and contour of surfaces. Prospective purchasers should verify all information to their satisfaction, prior to or as a condition of any purchase. 


Upon acceptance of an offer, the seller will make available to the purchaser all surveys, building plans and other due diligence materials in its possession, and will cooperate with any reasonable inquiries.


The property is not presently subject to a conservation easement. Its potential for a conservation easement, if desired by a purchaser, must be investigated and verified by the purchaser prior to closing. The property currently has an active forestry program which involves tax credits (see the Forestry Program description under Information). 


As a matter of personal preference, the current owners have not permitted hunting anywhere on the property throughout the period of their ownership.


Only the principals of Mount Thomas Reserve, LLC are permitted to make any representation or commitment on behalf of the seller; there are no third party agents or brokers involved at this time. No brokers are requested to request or solicit a listing on the property at this time. A broker representing a prospective buyer under a bona fide contract will be paid a commission of not more than 3% of an accepted offer at closing.
